Warsaw, 1 September 2025. SPIE Stangl Technik sp. z o.o., a Polish subsidiary of SPIE, the independent European leader in multi-technical services in the areas of energy and communications, has completed comprehensive electrical and low-voltage system installations in The Form building in Warsaw, Poland.
The Form is a 46,000 square-metre office building located in the centre of Warsaw that includes almost 30,000 square metres of leasable office space. The building consists of nine above-ground floors and two underground floors. The Form is a smart building and ranks among the most advanced in the world in terms of IT infrastructure security and intelligent building solutions. As the developer points out, the Form is a benchmark for future architecture, innovation and sustainability in office construction.
The Form is equipped with an electronic access system implemented by SPIE Stangl Technik. It uses both physical and virtual access cards integrated with Apple and Google Wallet to offer a seamless and user-friendly experience. It is one of the first solutions of its kind in Poland. The use of NFC mobile cards ensures a high level of security.
Electrical and low-current systems delivered by SPIE
SPIE Stangl Technik developed a BIM LOD 300 (‘BIM’ for Building Information Modelling and ‘LOD’ for Level of Development) detailed design that included complete medium- and low-voltage electrical installations with a central lighting control system, fire safety installations, and security systems for people and property. The building was equipped with two independent medium-voltage power supplies with transformers with a total capacity of 4 MVA. All work was carried out to the highest quality standards within the planned timeframe.
“One of the key technical challenges was to set up a large network of charging stations for passenger cars, along with a power and charging management system. We installed 77 stations at The Form, each with a power output of between 3.7 kW to 22 kW. With such a large capacity, totalling approximately 0.5 MW, a building-wide power management system is necessary. The facility’s peak power consumption, including car charging installations, is managed by the PMS (Power Management System), which prevents the ordered power from being exceeded,” said Radoslaw Buczek, director of the Electrical Department SPIE Stangl Technik.
Electric vehicle charging facilities are one of the features that help reduce the environmental impact of the building. The Form was designed and built according to strict energy transition principles. It is equipped with high-tech systems that optimise energy consumption. The building’s power supply is supported by a photovoltaic installation. One hundred percent of the electricity used during construction and operation is sourced from renewable energy. The building is also equipped with 216 bicycle racks to promote zero-emission commuting.
“From SPIE Stangl Technik, a team of engineers under the direction of an experienced project manager worked on the contract. The most interesting ––and at the same time the most demanding–– engineering challenge involved integrating low-voltage installations with each other and with other systems, such as the lift and reception. This enriched our experience and enhanced our expertise. We helped the investor obtain certificates documenting the facility’s energy efficiency by implementing dedicated design and implementation solutions. This allowed us to contribute to reducing the carbon footprint,” says Radoslaw Buczek of SPIE Stangl Technik.

The Form: a multi-certified smart building
The facility has been awarded LEED Platinum certification, confirming its innovative and cutting-edge solutions. It is currently undergoing verification for WELL Platinum certification, which indicates the highest quality of workspace in terms of user health and well-being. The building has also been awarded a SmartScore Platinum Certificate, which recognises the use of high-level technology and integrated control, automation or advanced space and data management systems.
The Form has also obtained the highest certificates: AirScore D&O Platinum (confirms the quality of air in the buildings), ActiveScore Platinum (assesses the availability of infrastructure for active mobility: bicycles, scooters, pedestrians, public transportation) or the Barrier-Free Facility certificate, which confirms the building’s compliance with the needs of people with disabilities and limited mobility.
