Frankfurt am Main, February 19, 2020 – SPIE, the independent European leader for multi-technical services in the areas of energy and communications, is currently responsible for the technical facility management of the Investment Banking Center office complex, in Frankfurt am Main. SPIE handles the operation, maintenance, inspection and servicing of the installations. The buildings feature state-of-the-art building engineering. With the latest three-year renewal of the contract, asset manager GEG German Estate Group AG is demonstrating its trust in SPIE’s performance and technical expertise.

Diverse facility management services

SPIE is responsible for the technical facility management of the Investment Banking Center office complex, and most notably failure management and security services. This includes the servicing and maintenance of technical installations such as the fire sprinkler, electrical, air-conditioning and ventilation systems. SPIE also handles the refurbishment and upgrading of office space for owners and tenants, provides relocation and caretaker services, and helps with planning and modernising building engineering systems. SPIE furthermore mans the building control room at the IBC office complex. On call around the clock, 365 days a year, SPIE guarantees a fast response if incidents occur and ensures the building’s high availability.

About the Investment Banking Center offices

The complex has three sections, including the 112-metre IBC Tower which has 31 floors. The entire complex takes in 54 floors with a gross floor area of 199,800 square metres and rental space of 82,000 square metres in which over 4,000 people work. “Because of the high-end technical fit-out and the huge space, our duties and operational areas are very diverse. Owing to the large number of systems and their complexity, the IBC is very challenging in technical terms. Our great technical expertise with which we have been reliably managing the IBC since it was built in 2003 is on show here around the clock”, says Heike Wandsleb, SPIE’s Object Manager at the IBC.

Good working relationship for over 16 years

This contract is very important to us. We can demonstrate our expertise with state-of-the-art technical installations, and successfully position ourselves as a competent and efficient service provider. The excellent working relationship that exists between the building owner, the tenants and our team is the basis for our good, longstanding partnership. Our clients value our employees’ great commitment. And that is something I’m particularly proud of,” says Frank Piroth, Manager of SPIE’s South Main branch. SPIE has already been responsible for all building operations at the IBC in the Main metropolis since 2003. As a longstanding services provider, SPIE knows the office complex inside out. “In years past we have been able to prove ourselves to the client, primarily thanks to our thorough knowledge of the property and the fact that our employees are way ahead in terms of proficiency and experience,” Frank Piroth says.

Certified building

The IBC office complex has been awarded an internationally recognised LEED certificate. The abbreviation LEED stands for “Leadership in Energy and Environmental Design”. The process focuses on the development and design of what are known as “green buildings” and thus promotes eco-friendly buildings. “We ensure both that the technical systems are operated as efficiently as possible over a long period, and that the building engineering is performing well. We operate as the control entity within the LEED process and ensure that all requirements are met and implemented,” Frank Piroth explains.
