SPIE selected by Covivio for its So Pop office building

Saint-Denis, 14 December 2020 – SPIE Industrie & Tertiaire – Tertiaire Division, a French subsidiary of the SPIE group, the independent European leader in multi-technical services in the areas of energy and communications, has been selected by European property management company Covivio to carry out climate and electrical engineering works on its So Pop office building situated in Saint-Ouen with 32,000 m2 of office space.

A site at the centre of current challenges in the office market

So Pop, an office building under development in Saint-Ouen, is one of the flagship projects of property company Covivio in the heart of Grand Paris, with 32,000 m2 of office space spread over 7 floors.

The Tertiaire division of SPIE Industrie & Tertiaire is involved in this project as part of a consortium of companies led by the FAYAT Group and is looking after all the technical consignments associated with the building. Around one hundred employees have been mobilised since the winter of 2019. “This project represents a good opportunity for SPIE's Tertiaire division in Île-de-France, which is collaborating with Covivio for the first time. For several years, the office property sector has been evolving to adapt to societal changes; our customers are looking for practical solutions which combine energy performance and cost savings. We are very proud to provide our expertise to this major player in the tertiary sector”, says Grégory Sudol, department manager within the Tertiaire division.

A comprehensive approach for a successful project

The SPIE teams will carry out ‘CVC’ work (heating, ventilation, air-conditioning), plumbing, high and low power installations, technical buildings management and sprinkler systems.

While the usual approach for this type of multi-technical work generally involves using two separate contractors, one for the climate engineering and another for the electrical engineering, the teams from SPIE’s Tertiaire division proposed a comprehensive solution in line with Covivio’s requirements.

This macro-lot approach, adding real value for the company, consisted of bringing both sets of expertise together in a single department, created in 2019, dedicated to multi-technical operations. This was the best way to have a proper comprehensive approach to the technical aspects of a project. This organisation enabled, on the one hand to make the best technical and organisational decisions and on the other to streamline the teams’ operational phases.

Guaranteeing the best energy and environmental performance

New buildings, like So Pop, must now meet many requirements in terms of carbon footprint and cost savings. The work carried out by the Tertiaire division takes this dimension into account, just like its “energy management” package, a bespoke solution offering tertiary sector customers optimum control of their energy consumption, launched last July. This is the ideal response to the customer's requirements and will contribute to gaining standards approvals guaranteeing specific environmental and economic features. In addition to the installation of technical consignments, the teams at the Tertiaire division are supporting Covivio in their efforts to obtain the various environmental certifications (HQE, BREEAM, E+C standard, etc.) This will bring added value that we will be able to measure very concretely through the enhancement of these significant property assets.

This collaboration underlines the ability of the teams at SPIE's Tertiaire division to support its clients and reinforces its macro-lot approach, which is perfect for meeting the needs of its customers.
