Hamburg, September 04, 2019 – SPIE, the independent European leader in multi-technical services in the areas of energy and communications, has won the public tender for the technical facility management for the northern part of the former Springer site at the Caffamacherreihe in Hamburg. The client, Sprinkenhof GmbH, is the asset and project manager for municipal commercial real estate in Hamburg. The anchor tenants of the property are Axel Springer Services & Immobilien GmbH and, since June 2018, the Hamburg-Mitte District Office. The cooperation with Sprinkenhof GmbH began in January 2019 and is initially scheduled to last for four years.
A wide range of facility management services
The multi-technical service provider, SPIE, is responsible on-site for technical building management: this includes the maintenance and repair of technical equipment such as lifts and electrical, sanitary, air conditioning and ventilation systems. The scope of services also includes the staffing of the building control centre and supervision of the fire alarm system. A team of seven looks after the property around the clock, five days a week. The building control centre is manned throughout seven days a week.
High public traffic requires fast and flexible reactions
The high level of public traffic is a particular challenge. In addition to the more than 1,000 employees, many visitors enter the building every day. “Every day our team receives a large number of enquiries and orders from the various rental parties. Our task and our aim is to propose and implement solutions that fit quickly and competently in order to inspire our clients and customers on site", says SPIE Project Manager, Thomas Rademacher.
In addition to its technical and organisational competence in facility management, the multi-technical service provider relies on the flexibility of its employees. In the District Office, for example, the requirements have changed since the start of the order due to reconstruction works: “Here we are in intensive contact with our customers and flexibly adapt services to suit their needs and uses," says Rademacher. For SPIE, it is the first property management service for a municipal property in Hamburg managed by Sprinkenhof. "We are convinced that this will result in a trusting and long-term partnership for both sides", says Björn Seifarth, Branch Manager Hamburg.
Caffamacherreihe in Hamburg
The building at Caffamacherreihe 1-3 consists of three construction phases, which were erected between 1990 and 1997. Until the beginning of the 2000s, the site was Axel Springer's largest corporate location. The building was then sold to the city of Hamburg. After extensive reconstruction work, the Hamburg-Mitte District Office moved in as the second main tenant in June 2018. The 90,000-square-metre complex also houses the largest municipal canteen, publishing offices of Axel Springer SE, offices of the JET company and the highest wedding room in the Hanseatic city.
